    Rental Terms and Conditions :

    • Housing prices in the Netherlands are correlated with the relative scarcity of rental properties.       • Fixed-term “Bepaalde tijd” lease agreement - According to the law, the majority of rental agreements that are offered as fixed-period agreements are actually indefinite agreements with a minimum fixed term. This implies that you are unable to end your agreement until the minimum predetermined period has passed.There might be condition for leaving home prior to 1 or 2 month depending on contact.

      • You will no longer receive allowances for housing, healthcare (zorgtoeslag) or children
      • Your health insurance allowance (ziektekostenvergoeding) will be discontinued
      • You can no longer apply for a passport, ID card or driver's licence
      • You are no longer entitled to unemployment benefits or other public services

      • Notice period for contract termination.
      • Inventory list if the apartment is furnished.
      • Details on rental security deposit if required.
      • Property address and description.
      • Contract start and end dates.
      • Specific house rules (pets, third-party housing, smoking policy, etc.).
      • Annual rent increase date.
      • Additional costs/utilities (energy, water, Internet, phone line, etc.).

    Signals from scammers ! :
    When you are looking for rental its possbile you are in India or not in Netherlands physically. You might come across properties, pings from scammers and how you can avoid being scammed.
    • First rule, Never send any money or transfer any token amount does not matter if its 100 euro or 10 euro or 1k euro.
    • If someone scare you of housing crises , let it be , Yaha tak aaye ho ye bhi jhel loge !
    • Scammers will tell you some story that they are outside country , holiday or they will block the room for you if you transfer some amount. Kuch bhi ho ! NO MONEY until you see the place and sign the agreement.
    • Specially not joining WA groups who are managed by different countries admin and has people from different counties will give you idea too for waste of your time. • No Advance for anything or any service.

    How to look for a property in NL :
    There are many sites where you can try to find accommodation which are listed. You can surely check Facebook rental groups but ensure they are posted by correct individual and irrespective of anything until and unless you see the property after coming here and signing agreements, no money.
    Now, If you are tenant already and need some support for dispute :
    • Every municipality in the Netherlands will have a reporting point for unwelcome rental behavior as of January 1, 2024. Here, renters or those looking for housing can go (anonymously) to lodge complaints or ask questions regarding the actions of their landlord.     • Rent Tribunal (Huurcommissie) – ( https://www.huurcommissie.nl/ ) Concerns regarding maintenance, service fees, and rent amounts are resolved by the Rent Tribunal. Your dispute can only be heard by the Rent Tribunal if your home is classified as social housing. In the event that your home is classified as a "free sector house," you will have to take your disagreement to court.
    • Email : Always communicate clearly on email i.e. written communication like even fixing anything in home, damage report, rent should be paid digitally, ask for invoive from Rental agency if any.
    • Lawyers & Legal services in the Netherlands – If you have legal insurance or if you want to go ahead with legal method you can reach out to the legal services.

They provide services to home seekers, owners, and tenants alike. Since they are a separate non-profit organization, the needs of the locals come first. The municipal government covers a large portion of our costs. Additionally, residents frequently hire them to help them with remodeling or reorganization projects. The landlord then covers the costs, with the residents' organization serving as the client.

    • Room Search Karo > View Karo > Rental Agreement acche se padho > Registration is important > conditions clear karo ( Usually leaving early) > If there are any damages report within 1 or max 1month in email to avoid deposit deduction in future its like Pehle istemaal kare phir vishwaas kare > Register in Gemmente within 5 days of moving.
